Arrangement Fee
Buying a home is an important decision. A home is the most important investment most people will ever make. A home of your own not only provides you with peace of mind and a roof over your head, but rises in real estate prices can provide a substantial opportunity for capital appreciation. A home purchase can form the core of your financial portfolio.
Of course few people have the vast sums of money it takes to buy a property in today’s market. This means that just about every home buyer will need to take out a mortgage in order to be able to afford to buy a home. The mortgage process can be cumbersome and confusing, particularly for first time home buyers, but a little education and a lot of shopping around can save you a lot of money, time and frustration.
Since a home purchase and a home mortgage loan are such major investments in terms of both time and money, it is vital to shop around for both the home and the mortgage. Mortgage rates can vary widely between different lenders, and even a small difference in the annual percentage rate of the loan could make a huge difference in your monthly payments, and most importantly, the amount of money you pay over the 15 to 30 years of your mortgage loan. A lower interest rate could save you tens of thousands of dollars over the life of the loan, and a higher than necessary interest rate could cost you just as much.
One of the parts of a mortgage loan agreement is the arrangement fee. The arrangement fee is typically included as part of the total amount of the loan and is already built into the annual percentage rate of the mortgage loan. In most cases the fee on 1% of the mortgage amount is collected two months after the funds have been issued for the mortgage. Repayment of the rest of the amount of the arrangement fee then begin three months after the receipt of the funds.
There is no doubt that shopping and qualifying for a mortgage is a complicated issue. However, by reading as much as you can about the mortgage process and educating yourself about mortgages and home ownership you can help make sure things go as smoothly as possible.
